Crawlspace Encapsulation

Complete Moisture Control Solutions for Your Home

Many homeowners try quick solutions like opening crawlspace vents in summer or installing small fans to deal with moisture. Unfortunately, these "usual fixes" rarely offer long-term protection. Seal & Supports recommends encapsulating your crawlspace because it is the only proven, lasting solution to fully protect your home's structure wood. The encapsulation works by sealing the crawlspace to reduce the amount of air and moisture entering from the exterior and the crawlspace floor, leading to benefits like a structurally solid home, warm floors, prevention of harmful mold, and significantly lower energy bills.

Warning Signs

  • Musty odors or visible moisture in your crawlspace
  • Rotting wood or sagging floor joists
  • Ductwork that sweats or drips, even after attempted fixes
  • Persistent humidity or signs of pest activity beneath your home

Benefits of Encapsulation

  • Protect Structural Wood: Joists that stay dry will not rot, warp, or sag over time, which helps you avoid serious structural repairs down the line.
  • Protect Your Flooring: When there is less humidity beneath your floors, you will see less warping, cupping, and expansion/contraction, keeping your interior floors in better condition.
  • Moisture Control: Moisture is a known threat to structural wood and insulation. By sealing the foundation, covering the floor, and adding dehumidification, you effectively stop all moisture intrusion at the source.
  • Prevent Plumbing from Freezing: Because cold air is prevented from blowing under your house, your plumbing will stay warmer and is less likely to freeze during the cold winter months.
  • Uncover Hidden Plumbing Leaks: During the preparation process, we often find and fix slow leaks that have been dripping for years, ultimately saving you from future headaches and severe water damage.

  • Prevent Mold and Fungi Growth: Microbes like mold need darkness, moisture, and wood to thrive. Encapsulation reduces humidity to below mold-friendly levels, which effectively halts their growth.
  • Reduce Dust: Sealing the crawlspace vents and covering the floor cuts down on dust infiltration from below, which means you will notice cleaner indoor air upstairs.
  • Fewer Allergens: If someone in your home suffers from asthma or allergies, reducing moisture and the dust mites that thrive in damp soil can make a real difference in their comfort and the overall air quality.
  • Eliminate Odors: Unpleasant smells from pest by-products, mold, mildew, or earth gases often travel from the crawlspace into your living space. Encapsulation stops these bad smells at their source.
  • Deter Pests: Snakes, mice, termites, and other pests love to damp, unsealed crawlspaces. Encapsulation simply makes the space inhospitable for them.

  • Lower Energy Bills: With less humid air entering your HVAC system and no cold air blowing onto warm ductwork, your system works less, lasts longer, and ultimately saves you money on utility costs.

Our Process

We begin your crawlspace encapsulation by performing thorough preparatory work. We first clean the entire crawlspace, removing all debris, sharp objects, and any organic material. If necessary, the floor is then leveled.

Once Prepped, We Move to Sealing and Installation

  • Seal Major Openings: We professionally seal all vents, HVAC duct penetrations, and foundation walls using a combination of rigid foam board, specialized spray foam, and caulk.
  • Install Wall Skirting: We install wall and column skirting to effectively block moisture from entering through any porous foundation walls.
  • Lay the Liner: A thick floor liner is laid across the entire crawlspace floor, and all seams are carefully sealed using special tape to create a complete vapor barrier.
  • Install Access Door: A weatherproof access door is installed to maintain the sealed environment.

Finally, because it’s impossible to eliminate all air exchange, we maintain ideal conditions by introducing a dehumidifier or fresh dry air to ensure optimal, low-humidity levels long-term.
